Buying & selling terms

The rules for buying and selling static caravans through VanHols' Offer Race, in plain English.

Last updated: 21 October 2026

These terms are between you and Jack Stokes trading as VanHols (51 High Street, Mansfield, NG19 8BB, United Kingdom; [email protected]). They apply when you buy or sell a caravan through Caravans for sale, on top of our Terms of Service. Version 21 October 2026.

1. What VanHols does

VanHols is a place for owners to advertise a static caravan for sale and for buyers to make offers. We aren't the seller, we don't own or inspect the caravans, and we don't value them. The sale itself is agreed between the buyer and the seller, and the park must approve the buyer. We don't handle the money for the caravan – you pay the seller directly once the park has approved you.

2. How the Offer Race works

  • Each caravan has a timed Offer Race. The seller chooses 7, 14, 21 or 28 days. It starts when VanHols puts the listing live.
  • To make an offer you need a free VanHols account with a confirmed email address.
  • Offers start at half the asking price, and each offer must beat the top offer by at least £100.
  • No sniping: if an offer is made in the last 10 minutes, the race gets 10 more minutes. After 24 hours of extensions the race ends anyway.
  • The seller can accept an offer at any time, or none at all. The seller doesn't have to accept the highest offer.
  • Nothing is binding until the park approves the buyer. Parks usually need to approve anyone buying a caravan on their site, and may charge a transfer or commission fee and set the site fees.

3. Fees

  • Selling is free. There's no listing fee, no commission and no deposit for sellers.
  • Buyers pay one fee to VanHols: a £200 reservation fee, and only if the seller chooses their offer. It's paid on top of the price agreed with the seller, and it's shown next to every price and offer on the site.
  • The agreed price is paid by the buyer to the seller, not to VanHols. Any park fees (site fees, transfer or commission fees) are between you and the park.

4. If you're buying

  • Make genuine offers. Only offer what you're ready to pay, subject to the park approving you. You can't take an offer back during the race.
  • If the seller chooses you, we email you. You then have 48 hours to pay the £200 reservation fee by card. If you don't, the acceptance lapses and the seller can choose someone else.
  • When you pay, the caravan is marked Reserved, no-one else can reserve it, and we share the seller's name, email and phone number with you, plus the park sales office contact. The seller gets your name, email and phone number.
  • Next steps: apply to the park, view the caravan and agree the details with the seller. Never pay the seller until the park has approved you and you've seen the caravan and its paperwork.

5. Refunds of the reservation fee

The £200 reservation fee is refunded in full if:

  • the park refuses you in writing within 28 days of paying it. Upload the park's letter or email on the caravan's page (photo, screenshot or PDF). We may also confirm it with the park sales office; or
  • the seller pulls out after accepting your offer; or
  • you paid after the 48 hours had run out.

It's not refunded if you change your mind, don't apply to the park, can't agree terms with the seller, or for any other reason. If the park refuses you, the caravan goes back on sale with a new Offer Race.

Refunds go back to the card you paid with, usually within 5 to 10 working days.

Your right to cancel. The law usually gives you 14 days to cancel a service you buy online. By paying you ask us to provide the reservation straight away. The service – reserving the caravan for you and sharing contact details – is fully provided as soon as you pay, so the 14-day right to cancel ends then. This doesn't affect your other legal rights.

6. If you're selling

  • You must own the caravan (or be allowed to sell it by the owner), and your park must allow you to sell it privately. Tell us about anything a buyer would want to know, such as outstanding site fees, finance or the age limit for caravans on the park.
  • Accurate listings. Your photos, description, year, site fees and asking price must be true and up to date. VanHols checks every listing before it goes live and can ask for changes, refuse or remove a listing.
  • The park sales office contact you give us is kept private. Only VanHols and your reserved buyer see it. We use it to check if the park refuses a buyer.
  • Choosing an offer. When you accept an offer you agree to go ahead with that buyer in good faith, subject to the park approving them.
  • Dropping your price. You can lower your asking price while the caravan is on sale. Buyers who asked for price-drop emails are told.
  • Mark it sold once the park has approved the buyer and the sale has gone through.

7. If a seller pulls out after accepting

  • If you pull out after accepting an offer, it counts as a withdrawal on your account. If the buyer has paid, we refund their £200 in full.
  • Two withdrawals and you can't list caravans for sale on VanHols again.
  • The 6-month rule: if you pull out after accepting an offer and then, within 6 months, sell the caravan to that buyer (or someone acting for them) without VanHols, you agree to pay VanHols £200 – the reservation fee the buyer would have paid us. We'll send you an invoice and you'll have 14 days to pay.
  • There's no deposit or charge for sellers in any other situation.

8. Contact details and messages

  • Until a caravan is reserved, buyers and sellers talk through VanHols messages only. Phone numbers, email addresses, links and social media names are blocked automatically, on our servers, and asking someone to talk off VanHols isn't allowed.
  • Once the reservation fee is paid, contact details are shared automatically.
  • Messages are stored by VanHols. We may read them to keep people safe, deal with problems or disputes, or stop misuse. See our Privacy Policy.

9. Fair play

Don't make offers on your own caravan or ask anyone else to (shill bidding), make offers you don't mean, use more than one account, or try to get around the contact-detail blocking or the reservation fee. If we think someone has, we can cancel offers, remove listings and close accounts. We may limit how many offers or messages you can send to stop misuse.

10. Our responsibility

We take care to run the Offer Race fairly and keep the site working, but we can't promise it will always be available. We aren't responsible for a caravan's condition, its description, who owns it, the park's decision or anything agreed between buyer and seller – check those yourself before you pay the seller. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or anything else the law doesn't allow us to limit, and your legal rights as a consumer aren't affected.

11. Problems and complaints

Email [email protected] and we'll reply within 2 working days. These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
