Letting questions

Can I rent out my static caravan?

Usually, if your park allows it. Check your licence agreement and ask the park office to confirm in writing. Some parks allow private letting, some allow it with conditions, some only through their own scheme, and some not at all.

What do I need before I start letting?

Your park's permission, insurance that covers letting to paying guests (including public liability), an annual gas safety check by a Gas Safe registered engineer, working smoke and carbon monoxide alarms, and a fire risk assessment.

How much should I charge?

Work out your costs per stay, compare similar vans on your park for the same dates, and set prices for peak, shoulder and quiet times. Add a separate cleaning fee and a minimum stay that suits you.

Do I have to pay tax on letting income?

It can be taxable. The first £1,000 of property income each tax year is tax-free under the property allowance. Above that, you may need to tell HMRC or file a Self Assessment return. This is general information, not tax advice.

How much does VanHols cost owners?

Nothing. There's no listing fee, no yearly fee and no owner fee on bookings. VanHols adds 12% on top of your nightly price for guests, rounded to the nearest pound, and you receive 100% of your nightly price and your cleaning fee.

How do bookings work on VanHols?

Guests request your dates and pay when they request, but their card is held, not charged. You have 24 hours to accept or decline. If you don't reply in time, the hold is released and nothing is booked.

When do I get paid?

About 24 hours after your guest checks in, straight to your bank, unless the guest reports a problem in that window. You set up payouts once in your VanHols account through Stripe's secure page.

Do I need to prove I own the caravan?

Yes. Before your listing goes live, you upload a recent pitch-fee invoice or your park licence agreement in your owner account. It's stored privately and never shown on your listing.

Can I still use the caravan myself?

Yes. Close the dates you want on your calendar and guests can't book them.

Can I keep letting through Facebook groups or other sites?

Yes. If you also let your van elsewhere, keep your calendars up to date so you don't get double-booked.

What if a guest says the van isn't clean?

Guests can report a problem within 24 hours of check-in with photos. You get the chance to fix it quickly, for example by sending a cleaner. If it can't be put right, the guest may get a refund for the affected nights.

What happens if a guest cancels?

VanHols uses one cancellation policy for every booking. Guests who cancel 14 or more days before check-in get a full refund, 7 to 13 days before get 50% of the nightly price back plus the cleaning fee, and less than 7 days before get the cleaning fee back but not the nightly price.

Can VanHols set up my listing for me?

Yes. Send your existing Facebook post, listing link or photos and we'll build the listing. You check it, upload proof of ownership, set up payouts and approve it before it goes live.

The tax and safety answers are general information, not professional advice. See our Owner Terms for the full rules for owners on VanHols.
