Park rules on letting your static caravan
Before you take a single booking, find out exactly what your park allows. Here's how.
Last updated: 20 October 2026
Every holiday park sets its own rules on letting, so there's no single answer to “can I sublet my static caravan?”. The answer is in your licence agreement, and the park office can confirm it. This guide is general information about what to look for. Always go by your own park's agreement and rules.
Why park permission matters
Your caravan sits on a pitch that you have the right to use under a licence agreement with the park owner. That agreement usually covers who can stay in the van, whether you can let it, and what happens if you break the rules. Letting without permission could put you in breach of your agreement, which can be a serious matter on a park you've invested in. Guests can also be turned away at reception if the park doesn't know about them.
It's also part of listing on VanHols: our Owner Terms ask you to confirm that your licence agreement allows private letting and that you'll follow park rules on guests, passes and vehicles.
Checking your licence agreement
Find your licence agreement (sometimes called a holiday home agreement or pitch licence) and look for sections with words such as:
- letting, subletting or hire
- use of the holiday home or occupation
- guests, visitors or family and friends
- park rules (often a separate document that the agreement refers to)
Note anything about fees, registration, who can stay, and whether letting must go through the park. If the wording isn't clear, don't guess: ask the park.
If you're buying a caravan and plan to let it, ask about letting before you buy. It's much easier to choose a park that suits your plans than to change the rules afterwards.
The kinds of rules parks have
Parks differ a lot, but the rules generally fall into a few groups. Your park might:
- Allow private letting, so you can find and book your own guests.
- Allow it with conditions, such as registering guests in advance, buying guest or leisure passes, or paying a letting fee.
- Only allow letting through the park's own letting scheme, where the park finds the guests and takes a share.
- Allow family and friends only, with no paid letting.
- Not allow letting at all.
Even where private letting is allowed, parks often have rules about the guests themselves, such as a minimum age for the lead guest, limits on group types, the number of cars, pets, or how keys are handed over. These rules exist to keep the park pleasant for everyone, and your guests will need to follow them.
Questions to ask the park office
Email or write to the park office so you have the answer in writing. Useful questions:
- Does my licence agreement allow me to let my caravan privately to paying guests?
- Do guests need to be registered in advance, and how?
- Are there guest passes, leisure passes or a letting fee? How much, and who pays?
- Are there rules on the lead guest's age, group size or group type?
- How many cars can guests bring, and do they need a car pass?
- Are dogs allowed, and are there pet rules?
- What are the check-in and check-out arrangements at reception, if any?
- Are there any months when letting isn't allowed, or when the park is closed?
- Is there anything else my guests need to know or agree to?
Keep the reply. VanHols may ask for proof that you can let your van on your park.
Putting park rules on your listing
Once you know the rules, put them in front of guests before they book. On VanHols, your house rules are shown on your listing and guests agree to them before they request. Include anything that costs the guest money (like passes) and anything that could stop them getting in (like registration or ID at reception). Clear rules mean fewer surprises on arrival.
Park guides on VanHols
Our park guides cover UK holiday parks where owners let privately, with facilities taken from each park's official website. They're a handy starting point, but they don't replace your licence agreement or a written answer from your park.
Quick questions
Can I sublet my static caravan?
It depends on your park. Your licence agreement sets out whether you can let privately and on what terms. Some parks allow it, some allow it with conditions, some only through their own letting scheme and some not at all.
What if my licence agreement doesn't mention letting?
Ask the park office in writing whether you can let your caravan to paying guests, and keep their reply.
Will guests need to pay for passes?
Some parks charge for guest or leisure passes. Ask your park and put any charges in your listing so guests know before they book.
